The Bid War Recipe
So you want to sell your house quick as a possible and get top dollar? Yup, so does everyone else. Yet, time and time again it doesn’t happen. Sadly most people don’t even realize its not happening. They have no idea they could have made thousands, if not tens of thousands more and sold their home faster had the followed a calculated marketing plan and their listing stood out above and beyond the rest.
Its become so easy to take low quality images, toss a listing up on Zillow and think you’re going to make out great with the biggest investment of your life. In what other world are we ok with taking our largest investment and just winging it? Maybe thinking we’ll save on Realtor commission, but the hard truth, statistically you’re going to lose tens of thousands ($66,000 to be exact.) So why do for sale by owners sell for an average of $200,000 and sit on the market twice as long as compared to for sale by Realtors sell twice as fast and for $266,000? Let’s also not forget that 90% of FSBO don’t sell at all…(https://www.nar.realtor/research-and-statistics/quick-real-estate-statistics). Things aren’t looking great guys, but why?
Don’t worry my FSBO friends, there’s another glaring issue as well. Realtors who aren’t doing what they’re are supposed to, making sub par listings, then sitting back and doing nothing else. Its become so easy for a FSBO or an agent to toss up a listing with no effort, however the people who are truly paying the consequences for this are the home owners.
Its literally out of control. What is going on that listings with pictures like these have become the norm?
But here’s the awesome news. Since everyone else is doing such a poor job, if you step your game up and do it right, your listing will shine brighter then the sun.
So, moral of the story is… You HAVE/MUST/NEED to make your listing stand out. It needs to out perform and out show every single house its being compared to. When you do this properly, your home will get more views, more showings, more offers and therefore higher offers. A mind blowing listing combined with a calculated marketing plan is how, at the time of this writing, I’ve brought multiple offers on 70% of all homes I’ve listed to date. Over and over (and over) it proves that if you spend the time making the listing perfect, the showings and higher offers and bid wars are soon to follow.

I’m aware cell phone cameras have come along way, but as good as you may think they pics they take are, they aren’t. As a professional photographer and owner of a photography company, I cant tell you how important this is. It requires specialty wide angle lenses that will capture and entire room without distorting it. Personally I use off camera lighting to bring attention to the details that will sell the
Professional photos are an awesome step in the right direction, but don’t stop there! Take your listing up a notch with a video walk through! This will give people an idea of the layout. If you’ve already got their attention with the photos this will peak their interest even more! You can do this free with the Zillow app, however, using a professional will yield much better results and can it can be done very affordably if done alongside photos. Just make sure your photographer actually does both.
All my listing receive and HD video walk through and as a Zillow certified photographer I have the option to upload additional videos to your listing. Not sure there’s any other Realtors who are also photographers, however, as a paying customer I would expect my agent to hire a pro for this.
Drone and Aerial
If you have a nice lot, don’t skimp on this either. Buyers love to get the birds eye view. Its unique and give perspectives you cant get from the ground. A high quality drone image of a beautiful lot will turn heads. Add it on to your photo package and it will pay you back over and over again! I mean, this drone shot I took of the house with the deck overlooking the lake. Who doesn’t love this view?
3D tours are interactive and engaging. Adding video and a 3D tour will show up on your listing encouraging people to have a look. There’s a couple options here. Best is hiring a professional
When you take the time and go above and beyond making your listings jaw dropping, you’ll increase the demand, thus increasing views and showings and that will bring more and higher offers. For a few hundred bucks I’ve seen houses have bid wars and sellers makes thousands and thousands more then they ever would or even should have!
